My, my, my. What a journey it has been. This blog is the latest information on what is going on with my beachfront land purchase in Ghana. If you are new here. My journey to contribute to Ghana in the property development sector started in November 2020.There is over 3 years of documentation on my Youtube Channel.

Get ready for a whirlwind of emotions because Ghana's portrayal in the media might be one thing, but once you're there with business or repatriation plans, the truth reveals itself. But don't get me wrong, experiencing Ghana, especially for the first time, can be truly amazing, especially when planned through a trusted company like Maximum Impact Travels. Once the fun in the sun phase is over and you're looking to invest in land, you'll inevitably encounter the Land Commission. My first piece of land is just 20 minutes from the beach in the Central Region, and the second is beachfront. And here's the exciting news: the Central Region Land Commission is going DIGITAL!

Why is this fantastic news? Because eventually, fraudulent and negligent practices will be a thing of the past. Land litigation is a major issue in Ghana, and digitization promises transparency right from the start, preventing wasted time, money, and legal battles. In my case, I owe a huge thanks to my "Small But Mighty" Crew (YouTube Subscribers) for their support throughout my land purchasing journey.

Not everyone has the platform to raise awareness about these issues, which often forces estate companies and chiefs to honor their contractual agreements. But with digitization, transparency in land titles becomes a reality with just a barcode scan! Talk about efficiency!

We might not know when digitization will be complete, but it has begun. How do I know? Well, the lead investigator assigned to my case regarding the first land purchase confirmed it. Despite the challenges ahead, transitioning from an old paper-based system to a computerized database is a monumental step in the right direction. The question is...Are you willing to wait or do you want land now?

Whichever path you choose, be encouraged. Here is tangible evidence of the improvements being made. As a member of NAR (National Association of Realtors), we have a cooperation agreement with GREPA (Ghana Real Estate Professionals Association). GREPA recently reported their involvement in the reform of Act 1047 and shared an article on the changes Ghana is implementing in the real estate sector:
